Leaks through utility penetrations on concrete walls pose a unique problem at times. Most often a conduit that supplies electrical wiring to the breaker panel runs through the rear of the panel that is inaccessible and hazardous to repair. Water line penetrations through CMU block foundation walls are generally cemented on the inside, leaving a large hole on the exterior side of the foundation, allowing water to gain entry in even the best soil conditions. Typically, foundation wall penetrations are best sealed from the outside of the wall. Some job sites are limited because of porches, decks, plantings, driveways and other obstructions that don’t allow for excavation of the soils around the penetration. In this case, polyurethane injection is the preferred method to stop water intrusion.

A growing number of local residents are fortunate enough to have public water available to them for the first time here on the east end. Unfortunately, some of the methods used to bring this service into the house involve either excavation or directional boring. The latter of the two methods uses a vibrating missile or drill to push through the soil and eventually end up in the basement of the home. Once the water service line has been installed, the hole is then parged up from the inside and a gaping hole is left on the outside of the foundation. Two things can then occur; the first is: storm water tends to settle out near the new water meter vaults and can easily follow the same route used to bring the water service to the house. The second is: if the public water service line has a leak or rupture, water under pressure can find its way back to the foundation the same way. Waterproofing is not a major concern to water service installers as it involves a time-consuming extra step that is very often overlooked by most people anyway. After all, who wants to dig up the foundation wall to waterproof after you just paid a lot of money to have the water line installed by the most least intrusive method available? When water problems first occur after such installations, the homeowners think that it’s the water line itself that’s leaking, not the foundation. The area of The Springs, in East Hampton, is currently getting new water mains and the potential for a lot of water problems along with them.
